The Town of Nantucket Affordable Housing Trust Fund (the “Trust”) is seeking proposals from qualified developers for the development and ongoing management of no more than thirty-two (32) units of workforce rental housing consistent with Section 139-8D of the Nantucket Zoning Bylaws on the property owned by the Trust located at 135 and 137 Orange Street, Nantucket, as shown on the Plans and Maps included in Attachment A and more particularly described in the Deeds attached hereto as Attachment B (the “Property”). The Property also has the benefit of a twenty-five foot (25’) wide access easement over a portion of 141 Orange Street as described in the Grant of Easement attached hereto as Attachment C. The Property contains a total of thirty-four thousand seven-hundred and forty-six 34,746 ± square feet. The parcel of land located at 135 Orange Street contains 14,374 ± square feet and the parcel of land at 137 Orange Street contains 20,372 ± square feet. The Trust intends to enter into a long-term ground lease and a development agreement with the selected proposer requiring the developer to construct affordable workforce housing thereon and restricting the use of the Property for such purposes. All units created must be eligible for inclusion on Nantucket’s Subsidized Housing Inventory as maintained by the Department of Housing & Community Development. The purpose of this RFP is to select a developer with demonstrated experience and capacity to develop and manage a residential development project that best addresses the needs and goal of the community as described in this RFP. The Trust anticipates that proposers and/or members of their respective development teams will have demonstrated successful experience with developing and maintaining affordable rental housing, as well as the programs providing subsidy and services for such development.
